Tradies in Tuggers

The valley runs from Kambah down to Banks, and it's the one part of town where "will anyone actually come out here" is a fair question. Say so on your post — it's exactly why some Tuggers jobs sit there unquoted.

Tradies based down here: this is your edge. Plenty of northside businesses either whack a travel premium on Tuggers or just don't reply. Being local, picking up the phone and turning up the same week wins work in this valley on reliability alone. Set your radius across the whole district and you'll see leads other people are letting go.

Two generations of houses

Kambah, Wanniassa, Monash, Gowrie, Fadden

Late seventies and eighties. Kambah on its own is one of the biggest suburbs in the country. Big blocks, original kitchens and bathrooms now due, tired switchboards, and fences that all went in the same year and are all falling over the same year.

Conder, Banks, Gordon, Calwell, Theodore

Nineties and later, down the southern end. Newer build, smaller blocks, more outdoor-living work, and houses only now hitting their first round of big-ticket replacements — hot water, heating, roofing.

What comes in from the valley

  • Fencing, constantly. Long boundaries, big blocks, and a whole district's worth of timber hitting the same age.
  • Hot water systems. High volume down here, and the one job where "how fast can you get here" beats price for most people.
  • Heating and cooling swaps, with the switchboard work that usually rides along with it.
  • Bathrooms and kitchens in the older suburbs, in serious numbers.
  • Big yards. Mowing, tree work, sheds and landscaping at a scale you just don't see up in Gunners.
  • Rentals and property maintenance — there's a big rental market across the valley and the managers need people who answer.

Greenway's the town centre — the Hyperdome, offices, apartments — so that's commercial and strata work rather than houses. Erindale covers the middle of the valley. Tharwa and the Lanyon end sit further south again, and that comes down to who's willing to drive.
