Before storm season, ideally. Not after it.
Safety checks and smoke alarms
With a written report the file can hold.

What to include when you send one through

  • The address and who to see about access. Tenant, agent or a key safe — say which, and give the hours someone can actually get in.
  • Photos from the tenant if you've got them. Forwarded phone shots are fine, and they save a wasted visit.
  • Whether it's urgent, and why. "Tenant has no hot water" and "the laundry door sticks" aren't the same priority, so flag it.
  • Your approval limit. If you can sign off up to a figure without going back to the owner, say so. It turns two visits into one.
  • Whether it's a repeat. Something that's been fixed twice already needs a different conversation to a first report.
