Three markets in one district
Deakin, Forrest, Red Hill, Yarralumla
Big old houses on big blocks, owned by people who'll spend properly and expect the job to be spotless. Full renos, extensions, high-end kitchens and bathrooms, pools, established gardens, and steady maintenance on houses nobody's ever let go.
Kingo, Manuka, Barton, Griffith
Apartments, townhouses and the Foreshore. Strata-heavy, manager-instructed, swipe-card access. Fit-outs, water ingress, common property, and a steady rate of end-of-lease turnover.
Fyshwick and Symonston
Warehouses, workshops, showrooms and half the trade suppliers in town. Three-phase, roller doors, hardstand, extraction. Commercial maintenance rather than housing — and you're probably already out there twice a week anyway.
What this end of town expects
- Presentation counts more here. A written quote on letterhead, a tidy site, and a phone call when you're running late will win you work in Forrest that a lower price won't.
- You'll get checked. Licence looked up, insurance asked for, referees actually rung. Have it all ready to send.
- Heavier, older construction. Double brick and solid floors change how cable, pipe and fixings go in. Allow more time than the same job in a newer suburb.
- The trees are worth money. Established plantings on these blocks are an asset and some are regulated. Don't put a trench or a bobcat through one without asking.
- Apartment work runs on somebody else's clock. Building manager, lift booking, noise hours, approval before you drill a hole.
