What comes in from Belco

Houses of the same vintage all need the same things at roughly the same time, and Belco's hit that point.

• Switchboards and safety switches. There are still a lot of original boards out here. The second anyone adds an induction cooktop, a heat pump or an EV charger, the board becomes the job — and that's usually the surprise line on the quote.
• Original bathrooms. Fifty-odd-year-old wet areas, no waterproofing membrane worth the name, and a shower that's been "fine" for a decade and isn't.
• Fences. Timber paling that went in with the house, now doing a slow lean into the neighbour's yard. Colorbond's the usual replacement. Talk to next door first.
• Big trees and bigger clean-ups. Belco's backyard trees are fully grown now, and so are the roots near the fence line and the drains.
• Heating changeovers. Old ducted gas and wall units coming out for reverse cycle — which brings the sparky straight back to the board again.
• Roofs and gutters on tiles that have copped forty-odd Canberra winters.

The newer end is a different animal

Dunlop, the back of Macgregor and Lawson are barely related to the rest of Belco. Newer homes, smaller blocks, and the work coming out of there is landscaping bare yards, fencing between close boundaries, running data and power out to the garage, and finishing off what the builder didn't.

Getting around

If you're a tradie setting your radius: Belco's easy to work because everything hangs off the same few roads. Kippax and Charny cover the north-west, Jamison and Macquarie sit central, Kaleen and Giralang are basically a hop off the GDE, and the town centre is fifteen minutes from most of it outside peak. It's one of the few districts where you can genuinely do three jobs in a day.
